Tendonitis: It sounds as if you have Achilles tendonitis. Risk factors include overuse, a previous/recent injury to the tendon, poor/old footwear, tight or weak calf muscles, etc. Treatment includes relative rest, icing, new shoes, nsaids, gentle stretching of the calf muscles and strengthening of the calf. Specifically, eccentric strengthening (lowering the foot/ankle on a step) may be most effective.

Tendonitis: A sore achilles typically is due to a strain/stress the attachment of the achilles to the heel bone. This can occur from excessive strain from excercise, climbing type of activity, sports, etc. Often stretching will help alleviate the pain over time. In some severe cases you may need to be immobilized for a short period in a walking boot. Physical therapy is also beneficial.
