Shin splints: Most likely shin splints based on what you describe. Tendonitis or chronic compartment syndrome are other possibilities. Consider running at a slower pace, with an even slower warm up for the first few minutes. Try minimizing hills and running on the softest surface possible. Are your running shoes up to date and customized for your running style? See a sports med doc if not improving.
