Gingivitis: Very much so. I would practice good dental hygiene and see your dentist or an endodontist.

Yes: The problem can be site specific. See your dentist regularly and brush/floss twice a day to prevent your problem from getting worse.

Yes: Due to tooth and arch anatomy, irregularities of brushing and several other factors the gums may be swollen in one area and healthier in another. Have the dentist check it out.
