Two problems: The first problem you have chondromalacia and that lead to instability of the knee and possibly recurrent ankle sprain, have the doctor check out and possibly do MRI on it to see what is going on.

Varies: It may be directly related to your knee problems and the altered gait you likely have from them, or it may be a completely unrelated issue. I would definitely be evaluated for your ankle problem before you have your knee worked on, as it may adversely affect your recovery if it is not addressed.
