Get eval: Several things can be occurring. Achilles Tendonitis may be one, and overuse injury or a chondromalacia patella syndrome may now be occurring too. Common in athletic people. At 36 you are still young and active, so best to get Ortho to give you a full exam and get the definitive diagnosis and treatment done. Best wishes.

Achilles Tendonitis: Yes you most likely have Achilles tendonitis and runner's knee. Both are caused by high impact activities and repetitive stress on the tendons. I recommend you see a specialist for evaluation. You most likely need arch support and training to improve your running mechanics.
