Several causes: It could be arthritic wear but age 37 is on the young side for this. Other possibilities include tendinitis, bursitis or tears. If you have availability of an orthopedist, see him or her. If the knee has not be x rayed, get that done.

CHONDROMALACIA: You likely have damage to the cartilage under your patella (kneecap). Pain is usually increased by activities such as sitting for long periods (driving, going to the movies), squatting, stooping, and stair climbing - basically any activity that loads your knee while it is bent from 60-90 degrees. Strengthening the inner quadriceps muscle (vastus medialis) alleviates pain in up to 90% of cases.
