That area is where a tendon is inserted in the knee cap. You may have a mild tendinitis. A trial of resting the knee and taking anti-inflammatory meds like ibuprofen or naproxen for a week is worthwhile. If not improved consult an orthopedic specialist as needed.

The fact that you can run and squat without pain is reassuring. Could be tendons or soft tissues that are irritated in the particular movements you describe. It may be the patellar tendon, if in the front and below the knee. Antiinflammatory medications, ice, rest, bracing may resolve it. If not, evaluation by a medical professional is warranted.
