Many issues!: Your problem sounds mechanical because your arthritis pain is worsened by weight bearing. Could be DJD of the knees, a "joint mouse, " meniscal issues, plica, avn, and many more. See an orthopedic surgeon. Not enough info to diagnose with any precision. But the above problems are all considerations!
