Medial ankle pain: If the pain is just below your medial malleolus, the bony bump on inside of ankle, it may be inflammation of tendon, posterior tibial tendon. As we relax our feet at night we tend to point our toes and tendon tightens. In morning you have to stretch it out. If this is not location of pain and it is more in foot or arch it could be inflammation of arch or plantar fascia.

Tendon pain : Tendon pathology tightens up while you are sleeping and you feel it in the morning until it loosens up. Tendonitis is about overuse and that is what needs to be addressed. Needs to be further evaluated by a Podiatrist to give you better options.
