Fat distribution: Where you will acculumulate fatty tissue depends on a variety of factors:  age, sex, genetics.  There is no evidence that fat will accululate near area of prior muscle growth.

Not fast: We cannot make the body do what it cannot do. Eating more protein and working out regularly is the way to increase muscle mass, but 'fast" is not really an option.

Various possibilitie: the hormones that cause muscles to lose mass become more active with age after age 30. They are vastly increased by inflammation such as an infection (anywhere), inflammation, chronic disease of any sort.
Aspirin like drugs all the time or excersize is helpful in keeping the loss down to a minimum.

Weight training: The best way to increase muscle strength is with resistance exercise, 3 times per week that gradually increases the load ( or the amount) of work the muscle needs to do. The resistance can be weights ( like barbells, machines ) or your body weight ( push ups , other calisthenics.) for the details discuss with local doctor, fitness trainer or coach. Consult with dr before start of new program.

Good nutrition!: The best way to add muscle is good nutrition and exercise.  Getting a good supply of protein --- reducing fatty and fried foods-- green leafy veggies, etc, all are great.  Exercise is very helpful in building muscle.  Supplements are often high in calories and my contain harmful additives (lecithin; creatine), that can affect kidney function.  There is no easy path to muscle!

Lifestyle change: This is a great idea; you need to push yourself to stick with a program of resistance training in the gym. The key is making friends who support this; some men gain muscle much more easily than others do but every guy can look and feel great putting in around an hour a day. Try protein powder supplements & creatine. Hope you'll choose "natural"; everyone i know who's tried steroids has been sorry.

i'm trying to lose some body fat while gaining lean muscle. how do i do this?

Muscle: We recommend limiting carbs and increasing protein in your diet.  A good way to do this is to drink protein shakes.  I use whey protein powder with almond milk and add frozen strawberries and a little peanut butter, blend, and....A nice smoothie.  Weight lifting and good cardio are also critical but diet is the key.  Don't put anything in your mouth your body doesn't "need".
