Possibilities: Prepatellar bursitis is inflamation of the fluid filled sac located in front of your knee cap; it can cause swelling and tenderness to touch. Also patellofemoral syndrome can cause pain particularly with squats, stairs and hills. In this case the knee cap is rubbing on the underlying bone which can happen with repetitive exercise which is why it can be called "runner's knee" stretching can help.
