A few months ago, i started feeling off balance, dizzy almost. had an mri without contrast & mra done, found i had a small lesion, is this the cause?

Maybe: Some lesions or tumors found on MRI can cause dizziness. In your case it would depend on what kind of lesion was found and where it was located.
