Tendonitis: Sounds like u have anterior tibial tendonitis . Not uncommon in runners. Try taking a nsaids , stretching and ice massage after your runs! if it doesn't improve crosstrain . If it doesn't then see your ors!

Hard to say: There are many possibilities. The area you are describing is you tibia-talar joint, otherwise known as your ankle joint. Among the most common causes are an overuse tendinitis of the anterior tibial tendon, an inflammatory condition such as gout, or an internal derangement of the joint itself. Consider being checked.
