May be tendonitis: If your pain is focal at the bottom end of your kneecap one possibility is patellar tedonitis. You can treat with ice, anti-inflammatories, stretching, and use of a chopat or similar brace when running. There are other possible causes and you should see an orthopaedic surgery for examination to be sure.
