I had an x-ray that showed degenerative end plate lipping of l4 & 5 with no disc loss. what does this mean? is this oesteoarthritis?

That is not uncommon: Lipping between vertebrae is common as we grow older(>30 years). If you do not have back pain, then there is nothing further that needs to be done. Exercises to make your back muscles stronger will be useful to slow down this so called degenerative arthritis , also called osteoarthritis (if it causes you persistent pain). Keep yourself fit and control your weight(to normal) to avoid back pain.
