Chondromalacia: This means soft cartilage it is really an early degenerative change on the under surface of the patella and is frequently associated with pain walking down stairs or on a downhill grade knee strengthening may help /can try wrapping the knee with plastic wrap at bed time to keep in body heat / if still prob;ems then go see orthopedic surgeon.

Tendonitis: Probably strained the patella tendon area of the knee. It needs time to heal by resting and not walking downhill a long time.
