Rubbing eyes : It is common to find evidence that people rub their eyes at night. This swelling can be the appearance that you are describing. I suggest that you have your friend’s mother seek an examination by an eye doctor. Many people this time of the year find relief with bedtime ointments that can lubricate the eye and reducing irritation and thus rubbing. Artificial tears can be used as well.

Chemosis: Your description sounds like chemosis which is fluid accumulation in the conjunctiva (skin of the eye) most commonly due to inflammation. I would see an eye doctor for further evaluation and treatment.
