If it helps...: Chondromalacia of the patella can ' flare up' as you know and cause pain esp.W/ stair climbing , prolonged sitting w/ knees bent and athletic activities. I would try taking a NSAID ( ibuprofen), keep your quads strong isometrically( quad sets, slr's) and avoid aggravating your kneecap. If your kneecap pain is also associated w/ instability use brace in addition to quads work. Gl!

Chondromalacia: Open hole is better than sleeve. Make sure you are doing adequate vmo and stretching exercises. Check for any locking also.

May help: If you are talking about your knee cap, then a brace may help. The best treatment is therapy for lower extremity and core strengthening.
