IT band release: is what you are possibly considering.  IT is the iliotibial band which is a firm tissue connecting from above the hip to the lateral tibia just below the knee.  If this is tight, it can cause hip and or knee pain.  It is always advised to try physical therapy with stretching first before considering surgery.

Often not a tendon: Pain on the inside of the knee can result from the medial retinaculum (ligament that holds kneecap in place), arthritis, meniscal (cartilage) tears, pes anserine bursitis and/or stress to the medial collateral ligament. Tendinitis on the inside of the knee occurs, but less commonly than those other conditions listed above. Consider a physician eval. Along with a gait analysis and footwear update.

Knee pain: If it has gotten to the point that your knee is giving out on you, you probably have significant damage to the joint. Have you had an injury? The place you're describing pain is associated with lateral meniscal and lateral collateral ligament damage. You need to see an Ortho and have an MRI done to check the extent of the damage and possible surgery.  Good luck

Keep up the good work with your exercise
It sounds as if you have a slight hamstring muscle strain or MICRO TEARS which is normal
The hamstring muscles extend behind the knee and end where the calf muscle starts
Be sure to warm up AND warm down properly when training.
Try using arnica oil /ice after an intense workout.
As long as the discomfort goes away after a few days ....dont worry.

Knee Pain/ RICE: 34 year old gentleman with history of traumatic injury to knee around 10 days ago. Initial swelling in the knee which has partially resolved however continued swelling and pain has continued. You should visit an orthopaedic surgeon. Your knee stability can be assessed, along with the function of your cruciate ligaments, neuromuscular status, and imaging studies. Rest, ice, wrap with ace, elevate.

: Be checked by a doctor to be sure any exercises you do aren’t making things worse.They may also recommend physical therapy,to teach you the best exercises to strengthen the muscles supporting your knee.The easiest strengthening exercise to do for this(quad-the main muscle of your upper leg)is to sit on a surface with legs bent at knee and do slow leg lifts hinging at the knee and build up reps.
