In brief: Weak VMO-LrgQ angle

The VMO ->the medial part of quadriceps muscle, when relatively stronger, it can help your patella (knee cap) track in the middle of its groove.
As you grow, hips get wider and that increases the Q angle (look it up). Strengthen your VMO with Quad Sets. Put a Coffee can under your knee straighten- hold. Toes in X20, toes strait X10, Toes out X10. VMO works w/ toes in. incr. to 100/50/50. Ice.

Ice to the knee, stretching the hamstrings gently but regularly, doing the quad sets as noted before are remedies that work when diligently applied before irreparable damage is done to the cartilage. Going up and down the stairs sideways is less painful.

In brief: Patellar tracking

if the kneecap doesn't track correctly on the femur bone like a train on the railroad track the Cartlidge on the underside will get damaged.
At times the patella maybe even slide partially out of joint and cause edema or bruising on the underside of the knee. This will cause pain when you go down steps, run, or get up from prolong sitting for example like going to the movies or driving for a while
