In brief: Workup

While your breathlessness may be simple deconditioning, you should be evaluated.
The usual initial workup is a chest xray, ekg, pulse oximetry, echocardiogram, blood work for anemia, renal function, natriuretic peptide, thyroid and breathing tests (pfts). A stress test may also be indicated. Depending on the results, other tests may or may not also be needed.
