It would be reasonable to have him sign and agreement to this end and a projected monthly rent to be collected when he acquires some income.

a written agreement that you both sign well in advance.
Be very clear and specific about rules, boundaries and expectations. If he can't pay rent - then I would ensure that he has a number of chores/ responsibilities. I would specify that he must be actively looking for employment in the contract. Good luck.
