My heart rate runs between 120- 140bpm during 30 minute run. Cool down it goes to 95-101. I average 10 incline and 4.8 mph. Good pace? My % runs 70-80

Yes: Maximum heart rate for a 41 year old is in the range of 180. 190 with peak exercise is still in the okay range but definitely not 240! you may have a condition called wolf-parkinson-white syndrome.
