Patellar tendinitis : Stop runnin, the impact is causing it and you probably have weak quads. I would see an orthopedist and get referred to physical therapy for a quad strengthening program sine this problem is often due to a weak medial quad. Fortunately this is very treatable but will take a couple months to resolve.
